Design Development: The Discovery Phase
At this phase, the conceptual design is completed, the budget range has been approved and our next design agreement is executed.
MCDB revises and finesses the client's selected conceptual design into a build design. Now, assumptions are no longer acceptable, and many issues are discovered and addressed in the design iterations. The plans will resolve functional requirements such as traffic flow, furniture layouts, room locations, sun orientation, preferred views, site and zoning restrictions, code requirements and other issues.
Next, MCDB researches zoning and building codes issues and other technical and engineering issues are considered. Then, we produce documents that include exterior and interior views, floor plans, the site plan and 3D computer models of the home's exterior and/or interior.
Once your client is extremely satisfied with the design and a development budget check is performed, the pricing phase begins.
